SOME NEW WORDS FOR YOUR VOCABULARY

Posted to Harry Himebaugh, Northern Kentucky

Condology: The study of effectively marketing and selling condos.

Condologist: The individual that specializes in the effective marketing and selling of condos.

When it is time to sell your condo and buy a new home it makes good sense to call the "Condologist". Condos are my specialty and I take great pride in working effectively for my Sellers.

It's my business practice to always be in a position to offer potential Buyers and/or their agents a great selection of condos from which to choose. At this time I only have 10 condos in my inventory. I need condos to sell!

If you are thinking about selling your condo give me a call. I take my real estate practice very serious and the "Condologist" is ready to go to work for you.

Sincerely,

A New Way to Buy A Condo!

Posted to Harry Himebaugh, Northern Kentucky

Sick and tired of calling Real Estate companies only to find that the condo you were interested in was way out of your price range or worse yet it was in your price range but it was sold? I can help make the home buying process easy for you.

My approach to buying is a simple one. My goal is to find you the condo of your dreams, for the lowest possible price with as few hassles as possible. “No Pressure! No Hassle! No Bull!”

Here’s how I work with my Buyers to accomplish these goals:

  1. You’ll receive a private consultation to determine exactly what your looking for in your dream condo. I want to find what you want not what we have.

  2. You will be given a private meeting with a qualified, experienced lender who will explain to you all the different programs available and help you decide which one best suits your financial needs. This meeting will be at your convenience and will be held in one of our private conference rooms.

  3. Once you know exactly what price range that makes you feel comfortable we can begin our extensive search.

  4. I will enter into an agreement with you to work for you in finding your condo and I will protect your best interests. I’ll explain all the legal contracts. I’ll advise you of qualified home inspectors to help you protect your largest investment. Make no mistake I work for YOU!

  5. I won’t waste your time. I will preview the condos that meet your criteria and only show you those that are the “cream of the crop."

If this sounds like the way the condo buying process should work we need to talk. Please give me a call at (859) 442-4332. I currently have openings for Buyers and I’d like to help you find the condo of your dreams.

Sincerely,

Harry Himebaugh

Why Rent When You Can Buy?

Posted to Harry Himebaugh, Northern Kentucky

It's a Great Time to Buy a Condo in Northern Kentucky:

           GREAT INVENTORY

          LOW INTEREST RATES

           GOOD INVESTMENT

Northern Kentucky Real Estate is one of the most stable in the area. Money Magazine recently published a study that shows that the metro Cincinnati area is one of six where property values are most likely to rise and least likely to decline over the next 12 months. Buying a condo now makes good financial sense.

Great Inventory – There are more choices if you’re looking for a condo. In Northern Kentucky there are currently 770 condos for sale. No matter what price range you are looking at there are many choices available.

Low Interest Rates – With low interest rates you have more buying power. The interest rates are basically the same as they were in 1963. Interest rates won’t stay this low forever. Buying your condo now can save you thousands of dollars in interest.

Homeownership Will Always Be A Good Investment – Even if you find yourself on the fence right now, that’s OK. There will be plenty of opportunities when you are ready. Homeownership is one of the vital engines in the American economy. It creates strong communities and builds wealth for families who buy homes. When you buy a home you are building equity and adding to your assets.

If buying a condo makes sense for you all it takes is one call to the Condo Specialist. I’m ready to go to work for YOU.

Please remember “I Sell Condos By Choice…Not Chance!

Schools are opening this week in Northern Kentucky, and in Boone County the newest high school has opened their doors. Randall K. Cooper High School in Union, KY is the fourth high school in Boone County, and was named after the late Ryle High principal who died less than a week after retiring. The $42 million facility includes many advances in technology to help reduce operating costs, including using geo-thermal energy to help with both cooling and heating costs. The school includes a two-story gymnasium, 32 classrooms, media center, computer lab, and wireless computer access. The new building can accommodate up to 1,000 students, but with additional construction could be redesigned for up to 2,000 students.

ATTENTION CONDO OWNERS

Posted to Harry Himebaugh, Northern Kentucky

If you are thinking about making a move, or know someone who is, you really need to talk with the Condo Marketing Specialist. Selling condos is different from selling single family residences. I understand these many differences and work full time to get your condo sold for the highest price, in the shortest amount of time and with as few hassles as possible.

My approach to condo marketing is a simple one. I believe in a true partnership with my Sellers. After all, we are both working to accomplish the same goal. I also know that the marketing techniques of the 80’s and 90’s simply don’t work today. It takes a lot more than placing a sign in your window and a picture in the MLS to get your condo sold. A lot more!

If you are thinking about selling or purchasing a condo give me a call. I’m ready to go to work for YOU! All it takes is one call to the Condo Marketing Specialist and I’ll be happy to show you exactly how I work for my Sellers. Condos are what I do. Please remember that “I Sell Condos By Choice…Not Chance!”

Condo Living in Campbell County, Kentucky

Posted to Harry Himebaugh, Northern Kentucky

Some Important Questions I'm Often Asked....

Q: How long have you been in real estate?

I have over 14 years of real estate experience combined with many years of successful marketing experience. I brought with me many new and innovative concepts that I have applied to selling condos.

Q: Why did you decide to specialize in condos?

When I bought my condo I was not in real estate and it appeared that many agents really weren’t very informed about condos. That stuck with me and when I entered real estate I thought that would be a great place to focus my attention. That decision has proven to be a great move for me.

Q: Why are you associated with HUFF Realty instead of another broker?

I spent 7 years with another “big” broker and finally realized that I work for my Sellers and that I owed them the best representation possible. That’s why I’m with HUFF. Selling condos demands as much exposure as I can possibly get. HUFF helps me by their extensive advertising as the Homes.Com magazine. My condo listings run till they are sold. HUFF gives me the marketing tools that I need. We have an awesome internet presence but most important we have a presence in Campbell County. Over 55,000 cars drive past our office on US27 each day. HUFF has a commanding market share in Campbell County. Just drive around and look at the number of for sale signs. As a matter of fact through August 9th, 2008 we have over 19% of all the listings and in Campbell County.

Q: Since you’re so proud to be with HUFF what’s the most important thing HUFF offers?

I think that HUFF has its roots in Kentucky where other companies have their branches. We are a company that is committed to Northern Kentucky. We invest in Northern Kentucky and we live in Northern Kentucky. That’s very important to me and also to my Sellers. I live here!

A Few Words From The Chairman Of The Board

Posted to Harry Himebaugh, Northern Kentucky

One of my primary duties, as Chairman Of The Board of Harry’s team, is to inspect each of the condo complexes we sell in to assure that they are pet friendly. It’s my experience that if a Buyer’s pets are happy, so are they. Northern Kentucky gets my personal A+++++ rating as a pet friendly area. There is a lot of green space, and I really enjoy taking Harry for walks. We always meet other dogs walking their people, and we always make new friends. I’ve seen an abundance of wildlife. We often see deer, coyotes, wild turkeys, ducks and even an occasional beaver. Northern Kentucky is really cool!

If you’re thinking about selling, or know anyone considering moving into the Northern Kentucky area give Harry a call. He is my best friend and he works for dog food. MINE!

Buddy Himebaugh, COB
P.S.: Please remember that Harry thinks he takes me for walks so don’t let him know that it’s the other way around.

2nd Annual Pet Adoption a Success

Posted to Harry Himebaugh, Northern Kentucky

Our 2nd Annual Pet Adoption was a great success even with the scorching hot weather. A special thanks to the folks from the Campbell County Animal Shelter, Stray Animal Adoption Program and ROCK Rescue for giving their time to bring their animals.

Gary Barlow, the manager of the Campbell County Office of HUFF Realty, deserves a special thank you for putting up with Mary Jo and I while we were getting everything ready for our 2nd adoption. With everyone’s help we were able to find 15 beautiful animals people of their very own.
